These Terms and Conditions (“Terms”) govern the use of the Simple Stays Ltd platform
(“we”, “us”, “our”), including our website, booking system, and related services. By accessing
or using our platform, you agree to be bound by these Terms. If you do not agree, please do
not use our services.

2. Our Services

  • Simple Stays Ltd provides short- and long-term serviced accommodation across the UK for
    professionals, contractors, and project teams.
  • We act as the provider of properties we manage directly and, in some cases, as an
    intermediary between guests and property owners.
  • All bookings are subject to availability and confirmation.

3. Booking and Payment

  • To confirm a booking, full or partial payment may be required at the time of reservation.
  • Payment methods accepted: Stripe, Apple Pay, Goggle Pay, MasterCard
  • Any outstanding balance must be settled before check-in.
  • Failure to make timely payments may result in cancellation of the booking.

4. Cancellations and Refunds

  • Cancellations must be made in writing (via email).
  • Refunds are subject to the cancellation policy outlined in your booking confirmation.
  • Simple Stays Ltd reserves the right to withhold refunds in cases of no-shows or late
    cancellations.

5. Guest Responsibilities

Guests agree to:

  • Treat the property with care and respect.
  • Comply with building rules, noise restrictions, and local laws.
  • Not sublet, assign, or transfer the booking to another party without prior written consent.
  • Report any damages immediately. Costs for damages may be deducted from the security
    deposit.

6. Security Deposits

  • A refundable security deposit may be required.
  • Deductions will be made for damage, missing items, or breaches of these Terms.
  • Deposits will be returned within [5] days after checkout, subject to inspection.

7. Liability

  • Simple Stays Ltd is not liable for loss, theft, or damage to guests’ personal belongings.
  • We are not responsible for unforeseen events beyond our control (e.g., natural disasters,
    strikes, government restrictions).
  • Liability is limited to the amount paid for the booking in question.

Termination of Stay

Simple Stays Ltd reserves the right to terminate a stay immediately if:

  • Guests behave in a way that causes nuisance, damage, or breaches these Terms.
  • Illegal activities are suspected or confirmed at the property.
    No refund will be provided in such cases.

Privacy

We respect your privacy. Personal data provided to us will be processed in accordance with
our Privacy Policy, available on our website.

Governing Law

These Terms shall be governed by and construed in accordance with the laws of England
and Wales. Disputes arising shall be subject to the exclusive jurisdiction of the courts of
England and Wales.
